Downsizing in Las Vegas and Henderson: How to Pick the Right Place for Your Next Chapter

Downsizing in Las Vegas and Henderson: How to Pick the Right Place for Your Next Chapter

TL;DR

  • Downsizing in the Las Vegas valley usually leads to one of three lifestyles: a 55+ active-adult community, a lock-and-leave high-rise or condo, or a smaller single-story home in a master plan.
  • Top picks by lifestyle: Sun City Summerlin and Sun City Anthem for established 55+ living; Del Webb at Lake Las Vegas and Del Webb North Ranch for newer 55+ homes; the Strip corridor, Summerlin and Henderson high-rises for lock-and-leave living.
  • The market is in your favor as a buyer. Southern Nevada had about five months of supply in September 2026, up from about four a year earlier.
  • Plan both sides of the move together. Selling your larger home and buying the smaller one is one strategy, not two separate deals.
  • In Clark County, your 3% property tax cap resets when ownership changes, so budget your new home's taxes from its own assessed value.

Where is the best place to downsize in Las Vegas or Henderson? It depends on your lifestyle. Sun City Summerlin and Sun City Anthem lead for 55+ living. High-rises on the Strip, in Summerlin and in Henderson suit lock-and-leave owners. Newer single-story homes work if you want a yard without the upkeep.

Many of the downsizing conversations I have start the same way: "The kids are grown, the house is too big, and we're tired of taking care of a pool we never use." What comes next is the hard part, because downsizing in Las Vegas is really about choosing a lifestyle, not just a smaller square footage.

After more than ten years helping buyers and sellers across Las Vegas, Henderson and North Las Vegas, I've seen that downsizers who are happiest a year later picked their community first and their floor plan second. Here's how the main options compare, and what the 2026 market means for your timing.

The Three Ways to Downsize in the Las Vegas Valley

Lifestyle

Best for

Where to look

What to watch

55+ active-adult community

Social calendar, clubs, golf, single-story living

Sun City Summerlin, Sun City Anthem, Del Webb at Lake Las Vegas, Del Webb North Ranch

Age requirements, HOA rules, resale age of homes

High-rise or luxury condo

Travelers, part-time residents, lock-and-leave living

Strip corridor, Summerlin, Henderson (MacDonald Highlands, Lake Las Vegas)

HOA dues, reserves, building rules on pets and rentals

Smaller single-story home

Want privacy and a yard, but less of both

Newer sections of Summerlin, Henderson and the southwest valley

Lot size, HOA, new-build vs. resale pricing

Option 1: 55+ Active-Adult Communities

If you want a ready-made social life, a 55+ community is hard to beat. Las Vegas has some of the most established ones in the country.

Sun City Summerlin (Las Vegas, west side)

Del Webb built Sun City Summerlin between 1989 and 1999. According to 55places, it has 7,779 homes, three golf courses and four clubhouses. Homes range from about 1,000 to 2,900 square feet, with listings from the low $300,000s to the mid-$1 millions.

What I like for downsizers: you're close to Red Rock Canyon, Downtown Summerlin's shopping and dining, and good medical access, with HOA dues that 55places lists at about $116 to $295 per month. Because the homes are 25 to 35 years old, check carefully for updates to roofs, HVAC systems, windows and kitchens. An updated home and an original one on the same street can be very different values.

Sun City Anthem (Henderson)

Sun City Anthem sits in the hills of Henderson, and many homes have valley and Strip views. The Sun City Anthem Community Association reports about 7,144 single-story homes, roughly 13,000 residents, and three recreation centers, including the 77,000-square-foot Anthem Center. Amenities include five pools, fitness centers, a theater, and tennis, bocce and pickleball courts.

As a tennis player, I'll tell you the courts here stay busy, and that says a lot about the community. If you want to stay active and meet people quickly, Sun City Anthem is one of the strongest choices in Henderson.

Del Webb at Lake Las Vegas and Del Webb North Ranch (newer 55+)

If you'd rather buy new, Del Webb returned to the Las Vegas market in 2020 with two communities: one at Lake Las Vegas in Henderson and one at North Ranch in North Las Vegas.

  • Del Webb at Lake Las Vegas: resort-style setting near the lake, golf and the village. Good if you want a newer home with a vacation feel.
  • Del Webb North Ranch: newer homes at a generally lower price point than Henderson or Summerlin, on the north side of the valley.

New construction means modern, energy-efficient floor plans and fewer near-term repairs. The tradeoff is that builder pricing, lot premiums and upgrade costs add up fast, so compare the "all-in" new-build price with resale homes nearby.

Option 2: High-Rises and Lock-and-Leave Living

For many of my downsizing clients, especially those who travel, split time with California or family overseas, or simply never want to think about landscaping again, a high-rise is the answer. You get security, concierge service, and the freedom to lock the door and leave for a month.

  • Strip corridor: the most "Vegas" lifestyle, with dining, shows and entertainment at your door. Towers vary a lot in age, HOA dues and rules.
  • Summerlin: high-rise living closer to Red Rock and Downtown Summerlin, with a quieter feel than the Strip.
  • Henderson: the next big shift. Four Seasons Private Residences Las Vegas in MacDonald Highlands topped out in October 2026, with delivery expected in late 2027. Lake Las Vegas also has condo options with water and golf views.

The condo market gives you room to negotiate right now. Las Vegas REALTORS® reported a September 2026 median condo and townhome price of $290,000, 1.4% below a year earlier and well under the record of $315,000. Condo inventory without offers was up 7.3% year over year. Luxury towers follow their own pricing, but the overall trend means more choice and more patient sellers.

Before you buy in any building, I always review the HOA budget, the reserve study, any special assessments, and the rules on pets, rentals and renovations. In a high-rise, the building's financial health is part of the value of your unit.

Before You Pick: Three Questions Only You Can Answer

I ask every downsizing client these three questions before we tour a single home. Take a minute with them. Your answers will tell you more than any listing will.

  1. How many months a year will you actually be here?
  2. When family and friends visit, where do you want them to stay — with you, or nearby?
  3. Do you want your community to fill your calendar, or protect your privacy?

Option 3: A Smaller Single-Story Home

Some clients don't want a 55+ community or a high-rise. They want their own front door, a small private yard, maybe room for a garden or a dog, and everything on one level.

This is where Summerlin's newer villages, Henderson master plans and the southwest valley come in. Many newer homes sit on smaller lots with low-maintenance desert landscaping, which is exactly what most downsizers want. Single-story resale homes are always in demand in Las Vegas, so they can move quickly when priced well. Be ready to act when the right one comes up.

If you're looking at the southwest valley, my current listing at 9992 Peak Lookout St in Madera at Mountain's Edge is a good example of the newer construction and finishes buyers find on that side of town, at a very different price point from Henderson's guard-gated estates.

Selling Your Larger Home: The Other Half of Downsizing

Downsizing is a two-part move, and the sale usually funds the purchase. Here's what the current market means for you:

  • Price your current home right from day one. Southern Nevada had about five months of supply in September 2026, up from four a year earlier. Overpriced homes sit. Well-priced homes still sold within 60 days about 76% of the time.
  • Use your cash position. Cash made up 23.5% of September sales. If your equity lets you buy without a mortgage, or with a small one, that's a strong negotiating position.
  • Plan the order of the moves. Sell first, buy first, or line up both closings together. Each has costs and risks, and the right choice depends on your equity and how flexible you can be.
  • Budget for property taxes on the new home. According to the Clark County Assessor, the 3% tax cap on an owner-occupied primary residence ends when ownership changes. You'll need to return the Assessor's postcard to claim it on your new home. New construction gets no cap in its first fiscal year.

My background in digital marketing is a big help on the selling side. A larger family home needs to reach today's buyers, including relocation and international buyers, with strong photography, video and online exposure.

Frequently Asked Questions

What is the best 55+ community in Las Vegas? Sun City Summerlin and Sun City Anthem are the most established, with thousands of homes, multiple clubhouses and full activity calendars. For newer construction, look at Del Webb at Lake Las Vegas in Henderson or Del Webb North Ranch in North Las Vegas. The best one for you depends on location, budget and lifestyle.

Is a high-rise condo a good choice for downsizing in Las Vegas? Yes, especially if you travel often or split time between homes. High-rises offer security, concierge service and no yard work. Review HOA dues, reserves and building rules carefully before you buy.

Is Henderson or Summerlin better for downsizing? Both are popular. Summerlin puts you near Red Rock Canyon and Downtown Summerlin, while Henderson offers Sun City Anthem, Lake Las Vegas and the coming Four Seasons Private Residences. Touring both is the best way to decide.

Will my property taxes go up when I downsize in Clark County? They can. The 3% cap on your current primary residence ends when you sell, and your new home's taxes are based on its own assessed value. Return the Assessor's postcard on your new home to claim the 3% cap.

Is now a good time to downsize in Las Vegas? For buyers, conditions are better than they've been in years, with more inventory and more room to negotiate. For your sale, pricing correctly from the start matters more than ever. A plan that covers both sides helps you capture the benefit.

Let's Plan Your Next Chapter Together

Downsizing is one of the biggest moves you'll make, and it should feel like a step forward, not a step down. Whether you're picturing a 55+ community in Henderson, a high-rise with Strip views, or a single-story home in Summerlin, I'll help you compare your options, sell your current home well, and line up both closings.
