Can you still get a good deal on a home in Las Vegas or Henderson right now? Yes. With about five months of supply and 40% of Las Vegas listings taking price cuts, buyers who negotiate on price, concessions and timing are winning real savings.
Mortgage rates are at their highest level in nearly three years. Headlines say buyers have walked away. So why are some of my clients negotiating better deals now than at any point since 2022?
They aren't fighting the market. They're using it. When rates go up, fewer buyers compete, and that gives the buyers who stay more room to negotiate. Homes.com recently reported on buyers across the country using this shift to their advantage. Here's what that looks like on the ground in Las Vegas, Henderson and Summerlin, and how you can apply it.
What the Las Vegas Market Looks Like Right Now
The numbers point to a market that has moved in the buyer's favor:
| Metric (September 2026) | Las Vegas | What it means for you |
|---|---|---|
| Median single-family price | $470,000 (flat year-over-year) | Prices have stopped climbing |
| Months of supply | ~5 months (up from ~4) | More choice, less urgency |
| Single-family homes without offers | 7,995 (+6.6% YoY) | Sellers are competing for you |
| Listings with a price drop | 40.5% | Asking price is a starting point |
| Sale-to-list ratio | 98.1% | Most homes sell below asking |
| Cash transactions | 23.5% | Cash buyers remain active |

The median price is about $20,000 below the $490,000 record set this spring. Condos and townhomes have softened too. The median there is $290,000, 1.4% lower than a year ago.
Nationally, the pattern is the same. Realtor.com data reported by RISMedia shows 20.8% of active U.S. listings had a price cut in September. That's the highest September on record. Mortgage rates averaged about 7.4% in mid-October, the highest since late 2023.
Las Vegas price drops are running at nearly double the national rate. That gap is your opportunity.
5 Ways Buyers Are Finding Deals Right Now
1. Look for homes that have been listed for a while
A listing that has sat for 45 or 60 days, or has already had one price cut, usually means a seller ready to negotiate. In Las Vegas, the median home goes under contract in about 55 days. Once a home passes that mark, the seller often starts to worry.
I watch days on market and price history in every neighborhood my clients care about, from Southern Highlands to Green Valley Ranch. The best deals are often homes that were listed too high at first. They were priced for the spring market and are still listed in the fall.
2. Negotiate the monthly payment, not just the price
At 7%+ rates, a seller-paid rate buydown can save you more than a price cut. On a $700,000 home, $20,000 off the price lowers your payment a little. That same $20,000 used to buy down your rate can lower your monthly payment much more, especially in the first few years.
This is a big reason concessions are now so common. Redfin found that 44.7% of U.S. home sales in August included seller concessions. In Las Vegas, I regularly structure offers that ask for closing costs, a buydown, or both. Your lender can model which approach saves you the most.
3. Make a confident offer below asking
Buyers in the Homes.com report offered well under asking and waited. One Phoenix couple bought a home listed at $700,000 for $575,000.
Every property is different, and a lowball offer on a well-priced home can cost you the house. But with Las Vegas homes selling at about 98% of list price on average, and many selling for much less, you don't have to start at full price. The key is knowing which homes are overpriced and which are priced right. That takes a close read of the comps, not a rule of thumb.
4. Compare new construction incentives with resale
New homes in Henderson, Summerlin, Skye Canyon and the southwest valley compete directly with resale homes. Builders have their own inventory to move. They often offer financing incentives, closing cost credits or upgrade packages through their preferred lenders. The terms change from month to month and community to community.
Keep in mind that the Las Vegas REALTORS® figures above don't include builder sales. If you're comparing a new home with a resale, compare the full cost: price, incentives, HOA, upgrades you'd need to add and your monthly payment. I represent buyers in new construction too. Bringing your own agent to the builder's sales office typically costs you nothing extra and gives you someone who negotiates for you.
5. Use cash, or act like a cash buyer
Nearly one in four Las Vegas sales closes in cash. High rates don't affect cash buyers, and sellers like the certainty. This is common in the luxury and high-rise markets, especially among relocation buyers coming from California and international buyers.
If you're financing, you can still compete. Get fully underwritten, not just pre-qualified. Keep contingencies short and clear, and be flexible on the closing date. Sellers often accept a clean offer over a slightly higher one with more risk.
Where the Leverage Is Strongest in Luxury and High-Rise Markets
Luxury buyers have the most choice in this market, especially in the $900,000-and-up range. There are fewer buyers at these prices, so a single serious offer gets a seller's full attention.
Take southwest Las Vegas. In Madera at Mountain's Edge, where I currently list 9992 Peak Lookout St, buyers in this price range can compare newer luxury resale homes against new construction nearby. Having those options strengthens your position in any negotiation.
High-rise condos along the Strip and in the Summerlin and Henderson corridors are a similar story. With condo prices below last year and inventory up 7.3%, it's a good time to compare buildings closely on HOA fees, reserves, amenities and resale history. A small difference in the HOA can matter as much as the purchase price over five years.
Is Waiting for Lower Rates a Better Strategy?
It might be, or it might not. No one can promise when rates will come down. Las Vegas REALTORS® President George Kypreos said it plainly: "We don't know what's going to happen with rates in the near future."
What we do know is that when rates drop, buyers who have been waiting will come back all at once. Price cuts and concessions usually shrink when that happens. If you buy now, you can negotiate while you have leverage and refinance later if rates fall. If you wait for lower rates, you may be competing with many more buyers again.
Frequently Asked Questions
Is now a good time to buy a home in Las Vegas? For buyers who are ready financially, the fall 2026 market gives you more negotiating power than you've had in years. Las Vegas has about five months of supply, and 40% of listings have had price cuts. Your timing should depend on your finances and how long you plan to stay.
How much below asking price are homes selling for in Las Vegas? On average, Las Vegas homes sold at about 98.1% of list price in September 2026, per Redfin. Homes that have been on the market longer, or were listed too high, often sell for much more below asking. Recent comparable sales are the best guide.
Do sellers in Las Vegas and Henderson pay buyer closing costs? Many sellers do right now. More than 44% of U.S. home sales included seller concessions in August 2026. In Las Vegas and Henderson, buyers often negotiate closing cost credits or rate buydowns, especially on homes that have been listed for a while.
Are new construction homes in Henderson a better deal than resale? Sometimes. Builders often offer financing incentives and closing credits, while resale sellers may cut prices more. Compare the total cost, including HOA, upgrades and your monthly payment, before you decide.
