Why Henderson Is Las Vegas' Top Luxury Market in 2026
TL;DR
- Henderson had three of the five priciest publicly marketed home sales in the Las Vegas valley in September 2026, led by an $11.25 million estate in MacDonald Highlands.
- Those three Henderson sales add up to $27.85 million, about 77% of the top-five total.
- Every one of the top five sold below list price. The two biggest Henderson estates sat on the market for about six months before selling at 6% to 9% under their original asking price.
- Buyers relocating from California and Washington, plus new projects like Four Seasons Private Residences, are pushing Henderson's profile higher.
- For buyers: there's real room to negotiate at the top end. For sellers: homes priced right from the start sold in under two weeks.
Why are luxury buyers choosing Henderson over other parts of Las Vegas? Henderson offers custom estates with Strip and mountain views, guard-gated communities like MacDonald Highlands and Ascaya, and new luxury developments. In September 2026 it had three of the valley's five priciest home sales.
A few years ago, many of my out-of-state clients thought of Henderson as "the quiet suburb." Today it's often the first place they want to see.
The numbers back that up. Homes.com News reported that Henderson had three of the five priciest publicly marketed sales in the Las Vegas area in September 2026. The top sale was a nearly 10,000-square-foot estate in MacDonald Highlands that closed at $11.25 million. Its buyer was relocating from California.
That isn't a one-month fluke. In April, Henderson also had three of the top five sales, and four of the top five in March. Here's what's driving the trend, what the September sales tell us, and how to use it whether you're buying or selling.

What's Driving Henderson's Luxury Momentum
Relocation buyers from California and high-tax states
Many of my luxury clients come from California, and I hear the same reasons again and again. Nevada has no state income tax. Henderson is a short drive from Harry Reid International Airport and the Strip. And you get far more home, land and view for your money than in coastal California.
The September top sale shows how much design matters to these buyers too. The listing agent told Homes.com that the estate's Tuscan-style design "felt familiar" to its buyer. When you're moving your whole life to a new state, a home that already feels like yours makes the decision easier.
MacDonald Highlands keeps setting the bar
MacDonald Highlands covers about 2 square miles and has more than 1,500 mostly custom estates. According to Homes.com, its median sale price is $2.45 million, compared with $445,000 across the Las Vegas metro. That's roughly five and a half times the metro median.
The community is close to full buildout. Fewer custom lots means less new supply, and that tends to support values over time for the estates that already exist.
Four Seasons Private Residences is raising Henderson's profile
Just days after the $11.25 million sale, Four Seasons Private Residences Las Vegas topped out in MacDonald Highlands. The two towers will have 171 residences, and 148 were already under contract, with about $950 million in reported sales. Delivery is expected in late 2027.
For my high-rise clients, this is a major shift. Luxury condo living in Las Vegas used to mean the Strip corridor. Now Henderson offers a branded high-rise option with golf course and valley views, away from Las Vegas Boulevard.
Lifestyle communities beyond MacDonald Highlands
Ascaya and Lake Las Vegas also had major sales in September. They offer very different lifestyles:
- Ascaya: contemporary hillside estates with sweeping Strip views. The clubhouse has a zero-edge pool with lap lanes, fitness studios and a tennis and pickleball pavilion. As a tennis player myself, I can tell you that last amenity gets my clients' attention.
- Lake Las Vegas: a 3,600-acre community built around a 320-acre lake. The $6.4 million September sale backs up to the water and has its own private dock access.
What the September Sales Tell Luxury Buyers
Here's the detail most headlines miss: all five top sales closed below list price.
The two biggest Henderson estates each sat for about six months. The Ascaya home was first listed at $11.25 million, reduced to $10.75 million, and sold for $10.2 million. The MacDonald Highlands estate listed at $11.995 million and sold for $11.25 million.
That matches what I'm seeing across the valley. In September, Las Vegas REALTORS® reported more homes on the market and fewer sales as mortgage rates climbed. Redfin shows about 40% of Las Vegas listings had a price drop.
If you're buying luxury in Henderson right now, you have options and time:
- Watch days on market. A $5 million+ home that has passed the 90-day mark often has a seller ready to talk.
- Look at price history. Earlier reductions tell you how flexible a seller may be.
- Know the micro-market. A Strip-view lot in The Peak at MacDonald Highlands and an interior lot two streets away are not the same value. Comps have to be view-for-view.
What Henderson Luxury Sellers Should Take From This
The flip side is just as clear. The Lake Las Vegas estate sold in 11 days at about 2% under list. The Canyon Gate estate in Las Vegas sold in 14 days, also about 2% under. Both were priced close to the market from day one.
The homes that started high waited six months and still sold below their original price. In luxury, the first 30 days bring your most motivated buyers. Pricing right, plus strong photography, video and digital marketing that reaches out-of-state and international buyers, is what wins that window.
The Summerlin sale is another lesson. The owner put more than $1.5 million of custom upgrades into a new Pulte home, and it sold for $825,000 above the builder's comparable model. The right improvements, made with resale in mind, can pay off.
Not Ready for $10 Million? Henderson-Style Luxury at Other Price Points
You don't need an eight-figure budget to get many of the features driving this market: views, newer construction, a gated setting and resort-style outdoor living.
In the southwest valley, for example, I'm currently listing 9992 Peak Lookout St in Madera at Mountain's Edge, which gives luxury buyers in the $900,000-and-up range a newer home at a very different price point than MacDonald Highlands. Comparing Henderson against Summerlin and the southwest side is one of the most useful things we can do in your first consultation.
