Is a 55+ community or a single-story home the better choice for downsizing in Las Vegas? A 55+ community gives you amenities and a social life built in, but at a higher HOA cost. A regular single-story home gives you more flexibility for less per month. In Summerlin, both can cost about the same.
You raised your family in a two-story home. You've climbed those stairs thousands of times. Now the bonus room upstairs collects dust, and you're asking a fair question: what comes next?
You're not alone. According to the National Association of REALTORS® 2026 Home Buyers and Sellers Generational Trends report, Baby Boomers made up 42% of all home buyers and 55% of all sellers. Older Boomers typically sold after 15 years in their home. NAR's research also lists downsizing, being closer to family and friends, and retiring as the main reasons Boomers move.
In Las Vegas, downsizing usually comes down to two paths. One is an age-restricted 55+ community. The other is a single-story home in a regular community. To make this concrete, I'm comparing two homes I personally represented in the Summerlin area. Both were built in 2017 and both are about 2,000 square feet. One sits in a 55+ community and one does not.
What "55+ Community" Actually Means
A 55+ community is not just a marketing label. Under the federal Housing for Older Persons Act (HOPA), a community can legally restrict residency by age only if at least 80% of its occupied homes have at least one resident aged 55 or older. It must also publish and follow policies that show it intends to be housing for older persons.
In practice, this means the community's CC&Rs, not just your preferences, decide who can live in the home full-time. That's worth understanding before you buy.

313 Castellari Dr: The Single-Story Home in Summerlin West
This home is a one-owner, turnkey single-story home in The Paseos, a gated neighborhood near Red Rock Canyon. The layout is what downsizers look for. The primary suite is on the main living level, and a second en-suite bedroom is on the opposite side of the home, so overnight guests get their own private space.
The standout feature is a private interior courtyard with a gas fireplace. It's an outdoor room you can use most of the year in the Las Vegas climate. The home also has vaulted ceilings, a walk-in pantry, a granite island and a covered patio. The seller is also offering incentives and rate buy-down options, which can lower your monthly payment.
6641 Ruby Desert Ct: The 55+ Lifestyle in Regency at Summerlin
This Toll Brothers Clay Hill home sat on one of the larger lots in the community, a quarter-acre cul-de-sac lot with mountain views and no rear neighbors. It had a chef's kitchen with Jenn-Air double ovens and a quartz island. Other upgrades included whole-home water filtration and a covered patio with a spa. A detached casita with a full bath gave the owner a true guest suite, home office or fourth bedroom.
What you're really buying at Regency is the clubhouse life: indoor and outdoor pools, fitness classes, pickleball, tennis, trails and a calendar full of social events. That demand showed in the numbers. The home was under contract in four days at full list price.
Pros and Cons: 55+ Community
Pros
- Built-in social life. Clubs, classes and events make it easy to meet neighbors, especially if you're new to Las Vegas.
- Resort-style amenities without the upkeep of a private pool or court.
- A quieter, like-minded environment with community rules designed around this stage of life.
- Often lower-maintenance living, depending on what the HOA covers.
- Strong demand. Well-kept homes in sought-after 55+ communities can sell quickly, as Ruby Desert Ct showed.
Cons
- Higher HOA dues. At Ruby Desert Ct, that was about $417/month compared with about $123/month at Castellari. That's roughly $3,500 more per year.
- Occupancy rules. Full-time residents and long-term guest stays may be limited by the CC&Rs.
- A smaller buyer pool when you sell. Only buyers who meet the age rules can purchase, though demand is often strong.
- A higher price per square foot for comparable living space.
Pros and Cons: Single-Story Home in a Regular Community
Pros
- Lower monthly costs and more of your budget going toward the home itself.
- Flexibility. Anyone can live with you or visit for as long as you like, with no age-occupancy rules.
- A broad buyer pool at resale, because every buyer is a potential buyer.
- Still single-level living. You get the same no-stairs convenience and still have access to community pools, courts and parks.
- Room to negotiate. Homes with more days on market, like Castellari, may offer price flexibility and seller incentives.
Cons
- Fewer amenities. There's no clubhouse calendar or fitness center at your doorstep.
- You build your own social life. Summerlin makes this easy with trails, parks and community events, but it takes more effort.
- More varied neighbors and activity throughout the day.
How to Decide: Three Questions I Ask My Clients
- How do you want to spend a Tuesday? If you picture pickleball at 8 a.m. and a book club at 2 p.m., a 55+ community is built for that. If you picture an open, quiet day on your own schedule, a single-story home may suit you better.
- Who might live with you in five years? Think about adult children coming home or relatives staying for long visits. Read the CC&Rs before you fall in love with a home.
- What does the full monthly cost look like? Compare price, HOA dues, property tax and insurance together, not just the list price.
As a former professional ballet dancer and a lifelong tennis player, I always walk the courts and the fitness center when I tour a community with clients. Amenities only add value if you'll actually use them, and I want you to see them in person before you commit.
A Las Vegas Tax Note Every Downsizer Should Know
Nevada caps yearly property tax increases on an owner-occupied primary residence at 3%. A recorded sale removes the previous owner's cap. According to the Clark County Assessor, new owners receive a postcard after July 1 and must sign and return it to keep the 3% cap. Don't skip it. Non-owner-occupied homes can see increases of up to 8% a year.
Nevada also has no state income tax. That's a major reason many downsizers relocating from California and other high-tax states choose Las Vegas and Henderson.
Frequently Asked Questions
What is the HOA fee for 55+ communities in Las Vegas? It depends on the community and what's included. In the example above, Regency at Summerlin dues totaled about $417/month, compared with about $123/month at a regular gated Summerlin neighborhood. Always ask for the full breakdown, including any master association fees.
Can my adult children or grandchildren live with me in a 55+ community? Visitors are generally welcome, but full-time residency and long guest stays are governed by the community's CC&Rs and the HOPA 80% rule. Review the rules before you buy.
Is a 55+ home harder to sell in Las Vegas? Not necessarily. The buyer pool is smaller, but demand for well-kept homes in popular communities can be strong. 6641 Ruby Desert Ct went under contract in four days. Condition, lot and price matter more than the label.
Are single-story homes in Summerlin in demand? Yes. Single-level living appeals to downsizers, buyers with mobility needs and anyone who doesn't want stairs, so these homes attract a wide range of buyers.
Do I lose my property tax cap when I buy a new home in Clark County? The cap stays with the property, but the recorded sale removes the previous owner's 3% owner-occupied cap. Return the Assessor's postcard to keep it on your new primary residence.
